How we work, our charges, and how this service can be free

How we work
Firstly, we do not give regulated advice (i.e. residential mortgages or where a buy to let becomes regulated) but can give generic advice about deals and terms you might not be aware of. For example, if you want us to tell you whether a fixed rate is best for you, we are not able to do this. However we can tell you how a fixed rate works, show you how the best fixed rates compare against the best variable rates, and can give you advice so that you can make your own mind up. If you are still unable to make a decision, we can refer you to a regulated broker, either in your local area, or via the telephone nationally.
Our sole aim is to find you the best deal. Because we also have data from direct only lenders, we miss nobody out. Many brokers are not bale to source from all lenders because they, or the broker's mortgage network, will not receive a fee from the lender. A broker may however charge a fee for their service, but even then, they may still only recommend deals they get paid on.

- We will help you with the lender forms where possible, or give you a check list so that when you apply, you are able to answer all the questions in one go.
Our charges
We have three main services: (for foreign nationals and ex pats, due to the more complicated sourcing involved, we can only offer Full sourcing and application help - see below)
Basic sourcing £35
This is ideal for people who know what type of deal they want but need to have an accurate and up to date list of rates and lenders. This service is also good for comparisons. Say for example you are using a broker and want to be sure they have given you the best rate. We can check alternative rates to see that they have not missed any deals. This service is not for people who need help comparing rates and who need to look at detail at what options they have.
Full sourcing £75
We start at the beginning and work with you to find the best rates. We will help you make your own mind up which type of deal is best. We can then create a top 3 list so that you can more easily compare the best deals, once you have eliminated the deals which do not appeal to you.
Full sourcing and application help £150
We provide a full sourcing service and can guide you through the application stage. We have had feedback from clients saying how surprised the lender was that they were so organised. This will save you time and energy, and make the whole process much easier. We can see what options the lender gives you, such as a telephone service, or branch service, and help you decide which is best for you.

Our highest refund for a client was £1,250! This was based on a broker deal where the mortgage amount was £1m.
When you consider that a lender may charge up to 1% (or more!) for arrangement fees, hundreds for a valuation, and hundreds more for legal and other fees, our fees may be the most important and a very small percentage of the overall cost in the mortgage process.
How to get your fees refunded!
We can say with a lot of certainty, that using our service can save you hundreds of pounds, if not thousands, compared to other ways. In short, nobody can beat us because we have access to every single rate available.
However, we can find a way to get your fees to us refunded in certain situations. If the best available deal is one where the lender will pay an intermediary for submitting the mortgage, we can find a broker that will refund you the fees you have paid us. This depends of course on how much the broker will receive, as they can not be expected to refund £99 if they only receive £75. However, if they receive £500 for example, we may be able to negotiate even MORE than you have paid us, so you can even make money. Because we work for you, any benefits are passed on, and this will be part of the paperwork completed by the broker. Any payments to third parties must be recorded, so you can see where the fees are going. As far as we know, no other national UK broker has a scheme like this!
