Here are some of the more commonly asked questions
Why can't you source mortgages for free?
Because we do not get commission for arranging mortgages, we must charge a fee. Many brokers who charge a fee will still get the commission for arranging the mortgage AND may not have access to the lenders we can find.
Can I get a refund if my mortgage is declined?
We can only offer a refund if the information we have provided is wrong. To date we have given no refunds. Because the work we do is for sourcing, and because there can be no guarantee that an application will be accepted, all fees are payable upfront and are for the time we spend searching for the best available deals.
What experience do you have?
Our main broker has over 10 years experience, having worked with various networks and sourcing systems. All sourcing brokers who work with us have similar backgrounds and have been regulated brokers at some point.
What type of report will I get?
We can provide various reports in different formats, such as PDF, Word, Open Office and Excel etc. These reports will give an analysis of the deals available and also individual illustrations.
Why are you not regulated by the FSA?
Because we do not give regulated advice, but provide a sourcing method that looks at all lenders, irrespective of what they pay brokers etc, we do not need to be regulated. This is the same for online systems that offer best buy tables, except we offer a dedicated telephone service as well.
I have bad credit. What advice can you give me?
It is very difficult to find a high street lender who will lend to people with bad credit. However we can still search for specialist lenders, but be aware that can offer no guarantee that a chosen deal will be successful.
I am an overseas national. Can I get a mortgage?
There are specialist schemes available, but of course your choice is more limited. We are happy to research whether ANY lender exists before we charge you for sourcing.
Some comments from clients
It went well with RBS - they were pleasantly surprised to know we had such a good broker advising us and all the information you had provided helped us prepare well. They don't anticipate any problems and should be able to provide with a formal decision within 5 days. Mr Fayaz A.
